General Summary:
The Facilities Custodian is responsible for the operation, maintenance, appearance, and functional readiness of assigned corporate and affiliated properties, with primary responsibility for the company’s Home Office. This role will also provide weekly janitorial and routine maintenance services for the Valdosta Division, Ace University and Engineering, and Fabrication. This role ensures that facilities are consistently clean, safe, secure, fully operational, and maintained to a professional standard appropriate for executive offices, training environments, and business operations.
The Facilities Custodian performs hands-on maintenance, coordinates vendors, maintains custodial and grounds standards. This position requires independent judgment, proactive problem-solving, accountability for outcomes, and facility conditions.
Preferred Job Skills:
- Custodial and general building maintenance experience
- Basic working knowledge of plumbing, electrical, and building systems
- Professionalism in a corporate environment

Responsibilities:
Facility Maintenance and Building Care
- Daily maintenance of interior and exterior areas of assigned properties in a clean, orderly, and professional condition (Landscaping is outsourced)
- Perform minor building repairs, including drywall repair, paint touch-ups, fixture adjustments, light carpentry, and general maintenance.
- Monitor building condition and proactively identify maintenance or repair needs
- Maintain parking areas, sidewalks, entryways, signage, and exterior surfaces
- Blow off parking lots, walkways, and exterior hardscapes as needed
Lighting and Electrical Oversight
- Ensure all interior and exterior lighting systems are operational, including offices, conference rooms, training rooms, parking areas, walkways, exit lighting, and building exteriors
- Replace bulbs and address minor lighting issues
- Coordinate electrical repairs with qualified vendors as required
- Monitor lighting for safety, consistency, and functionality
Custodial and Interior Standards
- Maintain cleanliness of offices, restrooms, kitchens, conference rooms, training rooms, and common areas
- Ensure kitchens and break areas are cleaned, reset, restocked and restored to a professional standard following meetings, trainings, and events
- Ensure conference rooms and training rooms are cleaned, reset, and prepared before and after use
- Maintain custodial supplies and coordinate deeper cleaning services as needed
Windows and Building Exterior Cleaning
- Perform routine interior window and glass cleaning
- Monitor exterior windows and building façade condition
- Coordinate professional exterior window and building cleaning services for multi-story areas requiring specialized access or rappelling equipment
- Serve as on-site point of contact for exterior cleaning vendors
Landscaping and Grounds Oversight
- Maintain landscaped areas and grounds in a clean and orderly condition by monitoring landscaping vendor performance and address deficiencies
- Perform light landscaping tasks as appropriate
Vendor and Contractor Coordination
- Coordinate service calls and routine maintenance with HVAC, plumbing, electrical, pest control, landscaping, window cleaning, copier maintenance and other facility-related vendors
- Monitor vendor work for quality, completion, and adherence to company standards
- Communicate facility issues, trends, or concerns to leadership as appropriate
Operational and Employee Support
- Assist with furniture movement, office setup, and workspace reconfiguration
- Support meetings, trainings, and events with room setup and post-use reset
- Coordinate seasonal tasks, including holiday decorating and removal
- Maintain tools, equipment, and maintenance inventory in an organized and safe manner
Multi-Property Support
- Provide facilities support to additional local properties as assigned
- Travel between locations as required to maintain consistent facility standards
Safety Systems & Compliance (in Coordination with Safety Department)
- In coordination with the Safety Department, ensure facility safety systems are maintained, inspected, tested, and operational, including:
- Fire alarm and fire detection systems
- Emergency and exit lighting
- Automated External Defibrillators (AEDs)
- Emergency generators and backup power systems
- Support inspection schedules, testing requirements, documentation, and corrective actions related to facility safety systems
- Report deficiencies or non-compliance concerns to the Safety Department and leadership promptly
Facility Security Systems
- Ensure facility security systems are functional and operable, including:
- Security cameras
- Access control systems
- Door hardware, locks, and secured entry points
- Coordinate testing, maintenance, and repair of security systems with appropriate vendors
- Monitor facility access points and report security-related issues or concerns
Safety and Work Practices
- Identify and address facility-related safety hazards
- Ensure facility work complies with company safety policies
- Ensure specialized or regulated work is performed by properly qualified vendors
Position Requirements:
- License: Valid state driver's license.
- Certification: None required.
- Education: High School Graduate/GED preferred.
- Experience:
- Minimum of five (5) years of experience in facilities management, property management, or building maintenance.
- Ability to perform general repairs and routine maintenance tasks
- Experience coordinating vendors and contractors
- Ability to work independently and manage multiple priorities
- Valid driver’s license and reliable transportation
Working Conditions:
- Job requires working in all-weather elements; heat, cold, rain, or snow, depending on job location and time of year.
- Job may require employee to carry tools, boxes, equipment, etc.
- Work from all types of ladders and be able to transport/relocate ladders unassisted.
- Must wear all personal protective equipment as required
- Must be able to regularly work 30-40 hours per week plus overtime if required. Possible evening events or weekend preparations for early Monday events.
Required Physical/Mental Functions:
- Must have the ability to safely use required power tools.
- Comprehend and practice safe work procedures as outlined in Company Safety Handbook.
- Must hear and see well (either natural or with correction).
- Must be able to bend, stoop, squat, crawl, climb, kneel, balance, push, pull and reach overhead.
- Able to lift objects weighing up to 40 pounds, with frequent lifting and carrying of objects weighing up to 10 pounds.
- Ability to stand, walk, bend, climb ladders, and perform manual labor.
- Ability to work indoors and outdoors in varying conditions.
